Victory Group selects LMTD as it’s local development partner for Mahler 1, Amsterdam Zuidas

LMTD is excited to have been selected as Victory’s local development partner, to work in conjunction with Icon Real Estate to develop Mahler 1, a groundbreaking project rising at Gustav Mahlerplein in the heart of the Zuidas. This development is in close collaboration with Icon Real Estate, part of Victory Group, 3XN GXN, and Erik Dhont Landscape Architects. Designed with a strong focus on human sustainability, climate resilience and, biophilic principles, it is set to contribute to a new phase of the development of the Zuidas, refining how the urban setting is integrated with nature.

As the developer of Mahler 1, LMTD is deeply involved from concept to completion, ensuring that each stage is meticulously planned and executed to meet the highest standards. For us, this is more than just another building – it’s an opportunity to create a building that enriches the Zuidas and fosters greater social interaction.

Mahler 1’s distinctive design, with scalloped façades and stepped terraces, functions not only as an architectural highlight but also reduces energy consumption and promotes biodiversity. In close collaboration with renowned Danish architecture firm 3XN and their sister company GXN, we’ve ensured the use of low-carbon materials and advanced sustainable technologies, including over 3,200 sqm of PV-panels. These innovations will significantly lower the building's energy demand and ensure it is future-proof.

Mahler 1 will also feature a shared mobility programme, comprehensive water management systems, and solutions to mitigate urban heat stress, making the building as sustainable as possible. With its holistic design approach, every detail is carefully considered to enhance the well-being of its occupants and positively impact the surrounding environment. From market analysis and space planning to securing top-tier tenants, LMTD works hand-in-hand with Icon Real Estate to drive Mahler 1’s leasing strategy. The project perfectly aligns with our ambition to create adaptable, high-value spaces that foster a dynamic, engaging environment centered around human well-being.

This is a modern architectural scheme that is visually striking but also crucially responds to the needs and requirements of the community that lives around it with unique innovation in terms of biodiversity, climate resilience and an open and approachable plinth layer.

Construction is scheduled to commence in mid-2025, with completion anticipated by late 2027.
