The new office building aims to set a new standard for Amsterdam Zuidas with innovative sustainability features and a biophilic design, aiming to connect people with nature by integrating natural elements into the building.

Mahler 1 will feature a distinctive scalloped façade and stepped terraces, designed not only for their aesthetic appeal but also to enhance airflow, reduce energy consumption, and promote local biodiversity. Together with the architects of 3XN, LMTD has carefully selected low-carbon materials and integrated over 3,200 sqm of PV-panels to minimise the building’s energy demands.
Additionally, the project will include a shared mobility programme, advanced water management systems, and innovations to mitigate heat stress, all contributing to the holistic design approach and the well-being of future occupants.From market analysis and space planning to securing tenants, our focus is on creating adaptable, high-value spaces that meet market needs. We ensure that the commercial areas are optimally designed and marketed to attract a diverse range of businesses and enhance community engagement.
Construction is scheduled to start in mid-2025, with completion expected late 2027.
